What you asked for

Your notes, and where each one landed

This version is built from your email of October 21, our call, your texts and the Steadfast LA note you sent on October 24. Each ask is below with the part of the plan that answers it. The first proposal, with every sample piece, stays at zm3dia.com/the-broker-150 for reference.

Budget$1,500 a month for three monthsOne plan at $1,500 a month, November 2026 through January 2027, $4,500 in all. Three card payments through a secure checkout that ends on its own after the third.
AudienceThe 100 to 150 brokers in the Palisades and the WestsideA named list of 150, built over the first six weeks from public sources and kept in a sheet you own. Palisades first, then Brentwood, Santa Monica, Malibu, Bel Air and Beverly Hills.
Head startThe 20 to 25 brokers you already do business withThey go first. A personal note from you and the four-page Smoke Claim Brief reach every one of them in week two, before anyone else on the list hears from you.
The goalFour to five clients a month, starting three to four weeks inSet as the program's target, with first referrals targeted in weeks three and four and four to five a month by January. A scorecard with every broker's name each month, so you see what is moving. See Targets.
The step-up$2,000 a month once it brings five solid referrals a monthSet up as a scope increase you choose when the program earns it: ads, a second briefing each quarter and more. The fee pays for the added work and is never calculated per referral, which is how we keep it clear of the State Bar's rule on paying for recommendations.
EventsOne or two webinars before the end of the yearOne online Broker Briefing on Wednesday, December 2, built around the January 7, 2027 date. Registration, invitations, reminders, slides, recap reels and follow-up are ours.
JanuaryYour Town Hall with Councilmember Traci Park (CD 11)Full support: save-the-date and invitation to the 150, an RSVP page in your brand, reminder emails and posts, a boost to Westside agents, and a recap reel and email to every RSVP. Your team sends us photos and clips on the night; we post and recap them.
Steadfast LAA way to offer the first review without doing it for free, and a deck for the meetingThe Claim Check: an intake that organizes a homeowner's policy, letters and reports before you spend a minute, so a first look costs you about fifteen minutes. The deck, a one-page leave-behind and a clickable demo come as the Steadfast Kit, ready before the meeting.

Strategy

The fastest path to the first referral

A cold broker needs six to eight useful touches before they hand over a client. A broker who already does business with you needs one good reason. So the first three weeks go to the 25 you know, with something genuinely useful to hand a client right now: the Smoke Claim Brief, and the January 7 date most of their clients have not heard about.

Everything else in the program builds the next 125 relationships the way the first proposal described: education brokers can repeat to a client, your face on camera, and a direct line to you. December's briefing puts you in front of twenty or more of them at once, and January's Town Hall gives every name on the list a reason to show up in person.

Why it can move this fast

  • The warm 25. They already trust you. They need a reason to send a client this month, and a simple way to do it.
  • The date. For many policyholders, the window to sue over a January 2025 fire claim closes on January 7, 2027. Every broker with a client holding an open smoke or total-loss claim has a reason to call before then.
  • The new law. The Smoke Damage Recovery Act (AB 1795), signed in September 2026, changes the smoke conversation, and most brokers have not read it.
  • One line to text. Your number sits on every post, briefing slide and email: a broker texts a client's situation and hears back within a business day.
Weeks 1–3The Warm 25A personal note and the Smoke Claim Brief to the brokers you already know.
From week 2The Rebuild BriefA post every day on Instagram, built from one topic a week, each week ending with three lines a broker can say to a client.

What the $1,500 covers

Every month, for three months

Weeks 1–6

The list

Your 20 to 25 first, then the rest of the 150 by mid-December, in a Google Sheet you own: name, brokerage, office, Instagram, public email and phone, fire-zone activity, stage and notes.

Week 1

Your Instagram

Set up together at our kickoff visit on November 4: in your brand, with bio, highlights and link page, access you control, and the compliance checklist every post passes through.

Week 2

The Smoke Claim Brief

Four pages for brokers, built from your rebuild-team article and your notes: smoke versus habitable, the January 7 date, AB 1795, and three lines to say to a client. Designed as a PDF in your brand.

Daily

The Rebuild Brief

A post every day from November 9 to January 29, about 80 in all: a Monday carousel, a Wednesday reel and single-image posts the rest of the week. The reels come from one filming session at your office on November 4, plus the briefing and the Town Hall. Monday and Wednesday posts mirrored to LinkedIn.

Weekly

Outreach by hand

The Warm 25 first, then ten to fifteen new brokers a week by direct message and email, written by us, approved by you, sent from your accounts. A weekly engagement block across the list.

December 2

The Broker Briefing

January

Town Hall support

Save-the-date, invitation and RSVP page for the 150, reminder emails and posts, a boost to Westside agents, and a recap reel and email to every RSVP. Your team sends photos and clips on the night; we post and recap them.

[First name], a quick one from me. Since January I've spent most of my time inside Palisades rebuilds: smoke claims, adjuster letters, contractor contracts. I wrote up the four things I keep explaining to clients, including the January 7 date that many open claims are running toward. It's attached, four pages, yours to forward. If a client of yours is sitting on an open claim or a contract they're unsure about, text me the situation at 424.512.1013 and I'll tell you within a day whether it's worth a call. Jonathan

Sent by you, by email or text, to brokers you already know. We draft it, you make it yours. Email versions carry the firm's address and an unsubscribe line.

Hi [first name], Jonathan Bloch here. I've been following your [listing / post] on [street]. I put together a four-page brief for Westside brokers on smoke claims and the January 7 date that a lot of fire claims are running toward. Want me to send it over? No pitch, just the pages my clients ask about.

Sent by hand through Meta Business Suite in batches of ten to fifteen after a week or two of genuine engagement. Brokers only; never a homeowner, never automated.

We run it from our studio. We send your team a one-page shot list and a print-ready check-in sign; they text us photos and short clips, you OK each story, and we post it live and cut the recap.

Steadfast LA

The gap, and how to fill it without working for free

Steadfast LA has built a lot: modular homes for families without the means to rebuild, AI plan-check with Archistar, the Builders Alliance portal, small-business grants and the Palisades Recreation Center rebuild. Its published initiatives stop short of the homeowner's fight with the carrier.

The idea you sent fills that gap with a free first review. The problem is that a free review costs you an hour you cannot give away at scale. The answer is to let software do the first forty-five minutes.

What Steadfast offers now

  • Modular homes for qualifying families
  • AI plan-check (eCheck, by Archistar)
  • The Builders Alliance portal: builders, plans, estimates
  • Small-business recovery grants
  • The Palisades Recreation Center rebuild

What we could not find

  • Help reading a policy against a claim
  • Organizing letters, estimates and test reports
  • Supplemental claims and carrier disputes
  • Smoke-testing evidence for a disputed claim
  • A path to counsel before a deadline passes

The Claim Check

A guided intake a homeowner completes on their phone in about fifteen minutes. It gathers and organizes; it does not give legal advice. You do that, on a file that is ready for you.

01The homeowner answersProperty, carrier, policy type (standard, or FAIR Plan with a DIC policy), total loss or standing home, key dates, and where the claim stands today.
02They upload what they haveDeclarations page, adjuster letters, estimates, smoke test reports, contractor bids. Photos of paper are fine.
03The file organizes itselfA dated timeline, a checklist of what's missing, the dates to verify, and the open questions, in one summary page.
04Conflict check, then youYou read a one-page summary instead of starting from scratch. About fifteen minutes of your time per file.
05The homeowner hears backA short call on an organized file, or a fixed-fee Claim Review you price. Your choice, case by case.

The Steadfast Kit · ready before your meeting

A ten-slide deck in your brand, a one-page leave-behind, and a clickable demo of the Claim Check you can show on a phone at the table. Draft in your inbox four business days after your go-ahead; final two days before the meeting.

One-time, $1,500. Billed separately from the monthly plan.

  1. The open file. Where Palisades homeowners are, and the date many claims are running toward.
  2. What Steadfast built. Housing, permits, builders, grants: credit where it's due.
  3. The gap. The homeowner alone with the carrier.
  4. Why free doesn't scale. An hour per family, and who pays for it.
  5. The Claim Check. Fifteen minutes from the homeowner, fifteen from counsel.
  6. The demo. Five screens, on a phone.
  7. How it fits Steadfast. A resource Steadfast can point families to.
  8. Guardrails. Privacy, conflicts, no fees exchanged for referrals.
  9. A pilot. A defined number of families over 90 days, measured.
  10. Who's at the table. Bloch Advisory, and the coalition's insurance side.

How Steadfast refers families, and whether more than one firm sits on its list, is a structure you set as the lawyer. The Legal section lists the rules we built the Kit around; the final call on the partnership's terms is yours.

Targets

Four to five a month, and how we chase it

Your target is the program's target. It is an aggressive one for a program in its first quarter, and the warm 25 and the January 7 date are what make it reachable. These are targets, not promises; the scorecard shows every week where each broker stands, so neither of us is guessing.

"Referral" here means a broker sends you a client's situation. Whether it becomes a client is your conversation; we log both so the scorecard shows the difference.

The step-up · $2,000 a month

When it is producing five solid referrals a month

That is the moment to add more: Meta ads management to the wider Westside agent pool, a second Broker Briefing each quarter, the full twelve-page Playbook, a briefing at the brokerage with the most names on the list, and a monthly broker email. You decide when, at a monthly review or at day 90.

The fee pays for the added work. It is never calculated per referral or per client, and nothing is ever paid to anyone for recommending you.

At day 90 · January 29

  • Step up if referrals are flowing and you want more of them.
  • Stay at $1,500 if it is working and the pace suits your capacity.
  • Adjust if engagement is strong and referrals are thin: different topics, a different office, different wording.
  • Stop if it is not working. We'll say so in the report. You keep the list, the account, the Brief, the footage and the templates.

Legal

Built for a lawyer's review

California's lawyer advertising statute was rewritten effective January 1, 2026, with a private right of action, and it reaches posts, landing pages, webinars and outreach. Every piece in this plan is built against the rules at right, you approve it before it runs, and we keep an archive of each version with its approval. Nothing here is legal advice to you; it is how the work is scoped so your review is quick.

What we keep out on purpose

  • No referral fees, gifts or payment of any kind for referrals, to brokers, to Steadfast LA or to us
  • No outreach to homeowners; brokers and office managers only
  • No automated messaging, bought followers or purchased lists
  • No results claims, guarantees or actors presented as clients
  • No implied endorsement by the councilmember, the City or Steadfast LA
RuleWhat it requiresWhat we do
Rule 7.1No false or misleading communications, including by omission or implication.Facts only, dated where they can change; the January 7 date always qualified as "for many policyholders"; you verify every legal statement.
Rule 7.2(b) and (c); RESPA section 8Nothing of value for recommending a lawyer, beyond reasonable advertising costs; a responsible lawyer or firm and an address on every communication. Our fee is a flat monthly fee for marketing work. The step-up buys added scope and is never tied to a count of referrals or clients. Your name, the firm and Beverly Hills appear on every piece.
Rule 7.3No live or real-time solicitation of prospective clients for pecuniary gain; targeted written solicitations must say "Advertisement."Outreach goes to brokers as referral sources, never to owners. The Claim Check is something a homeowner chooses to open; nobody is contacted through it.

Why ZM3DIA

We know these brokers, and we run these rooms

Zack has run marketing inside Los Angeles brokerages since 2015: John Aaroe, Keller Williams Beverly Hills, Keller Williams Downtown LA, eXp Luxury and Kaminsky Real Estate Group. At eXp Luxury he ran about ten live events in a year for agents and their clients, 75 to 100 in the room and 200 to 300 more online, streamed live and repurposed as webinars. That is the playbook for your briefing and your Town Hall.

ZM3DIA is based in Santa Monica, on the same side of town as the 150. Zack runs the strategy, the list and the broker relationships; a small team across design, social, video and scheduling runs production week to week.

Can you guarantee four to five clients a month?

No. We commit to the work: the list, the touches, the briefing, the Town Hall push, and a scorecard with names on it every month. If the numbers are not moving, you will know early and so will we.

Why start with the brokers I already know?

Because they can send you a client this month. Cold brokers need six to eight touches first. Starting warm is what makes weeks three and four realistic.

Why not tie your fee to the referrals?

Because California's Rule 7.2(b) bars a lawyer from giving anything of value for a recommendation, and a fee that rises with each referral looks like exactly that. A flat fee for defined work, stepped up when you choose to buy more work, keeps it clean.

Does any of this depend on Steadfast LA?

No. The Broker 150 runs the same either way. The Kit and the Claim Check are a separate track; if Steadfast says yes, the Claim Check can also become your own front door for homeowners who find you directly.

Will this reach homeowners directly?

Not in this plan. Brokers first, by design, which keeps every message on the right side of the solicitation rule. Homeowners reach you through their broker, the Town Hall, or the Claim Check if you launch it.

How much of my time does this take?

About twenty minutes a week to approve the coming week's posts, one 90-minute kickoff and filming visit at your office on November 4, the December briefing, the Town Hall, and the referrals that come in, which is the point. Everything else runs from our studio.
